《吉屋》是一部积多种恐怖元素为一体的惊悚片，影片以无良商人将凶宅毫无底线的卖给受害者为主线，一方面揭露了楼市中的暗箱操作的卑劣行径，一方面也剖析了扭曲的人性和道德的沦丧问题，如果将凶宅买卖的故事设计为影片的主要看点，很难再有新意可以吸引观众去观看，所以导演就以独到的方式来全面的表达出这种深入人心的阴谋论给观众看，讽刺意味十足。

影片主要讲述一位房地产经纪人Charlie的故事，吉屋在机缘巧合下加入了一家以买卖凶宅为主要经营方式的房地产公司，该地产公司总是低价买入凶宅，再高价出售给不知情的购房者，尽管如此，Charlie还是没能抵挡住丰厚的报酬诱惑，决定昧着良心经营这种买卖，甚至将凶宅出售给了前女友和好兄弟，任由他们被怨灵缠身......
